    3. Credit Score Requirements: Minimum Credit score: 620. Credit scores below 620 may be eligible for up to 50% LTV.

    4. Investor History: New investors welcomed. No owned properties required.

    5. Minimum Loan Amount: $70,000.

    6. Rural properties - Acceptable.

    7. Properties can close in individual & LLC. (Exceptions available for special programs.)

    8. Vacancy: Vacant units are acceptable for reasons such as renovations, or currently listed for rent.

    9. Loan to Value: Purchase as low as 15% down payment required. Refinance up to 80% LTV (75% for cash out).

    10. Terms: 10 year interest only, 30 year fixed and shorter terms. ARMs available as well.

    11. Foreign Nationals & NPRA accepted

    • Minimum Credit Score: As low as 680. (Exceptions in some cases)

    • Loan-to-Value (LTV): Typically up to 70%-75% of the property value.

    • Income Verification: Rental income can be used in place of traditional income verification.
